Remember when you purchase leads online that those leads are sold hundreds if not thousands of times. Sometimes people in the office with you may have the same leads. In addition you may want to question the source of your leads. This is important because you want to make sure they are prospective homebuyers.

I agree. I wouldn’t waste your money buying leads online. You can get all that stuff at the local court houses. A lot of the court houses have a service that will mail you every month a list of new purchases, or mortgages. You can also get a list of pending foreclosures.

Our court house doesn’t offer mailings, however all the information you mentioned is public information so anyone has access to it. I do warn anyone who decides to visit the courthouse it can take hours searching through all the binders that contain the information.

Most of the leads that you get from online services are also culled from online sourcehttp://realtyagents.com/forums/viewthread/30/s. YOu may have 1000 paid survey takers who are in no way looking for real estate advice or services telling you they are just to get a few pennies. I find it much more standard to try to get leads from other sources. The leads you also get online are not always able to be regulated or held accountable for the leads they contain. Generating leads through your own promotional efforts has always been the number one insurance and real estate past time.

From personal experience in buying leads for other projects, I don’t put much stock in the practice. For the same reasons listed above. You’re better off generating your own leads which you know are credible.

I agree. Its more realistic to spend your money on advertising online with banner rotation or text ads etc as well as taking out advertising on billboards or in newspapers like the “old timers” done. You know “back in the day” real estate really BOOMED and they didn’t have “leads” to buy remember?

There are so many other ways to advertise that are more productive and fruit bearing. When purchasing leads too much time and money is wasted sifting through them to find legitimate clients. I’m not saying all leads lists are bogus and I’m sure there are some reputable companies that supply them but in my opinion it’s an added expense with little return value.

I think the best advertisement is to get your name and face out in the territory.  Billboards, business cards, etc.  You want people to see your face everywhere they go, so the next time they want to buy a house it will be you they think about.

I think there is too much risk involved in online lead lists. That should always be a last resort.
