I’ve seen some very effective newsletters from a few agents in the last few years. I’m referring to actual paper ones, not electronic newsletters. They had historical information, a few jokes, maybe a recipe or two and of course listings.

Does anyone here do newsletters?

How do you effectively pass out your business cards

I heard from some people that you are supposed to hand out your cards to everyone you meet. Even if you only bump into them while waiting in line at the bank. I seem to have trouble just handing out my card like this. Does anyone do this and have you had any luck?

Do You Have An “Elevator Speech?”

I’m not sure how widespread the term is, but do you have a good “elevator speech?”

I’ve heard someone who’s quite good at self-promotion mention that everyone seeking more business should have a forty-five second monologue, or friendly “spiel” for people they’ve just met. This lets new acquaintances know what services they offer and indirectly, why the new acquaintances should remember them when they may require those services.

Advertising With Your Photo

How prominently do you advertise with your photo?

I know some people have their image on their vehicles, billboards, public benches and garbage/recycling units.

Does anyone have good luck with online classified ads on non-realty related sites? I mean general advertising websites where ads can be posted about anything. I’m not sure if it would be worth the time - or that of my assistant - to spread my name and service, and perhaps specific houses for sale, around the web this way. Any experience with it?

Dressing to Impress

Do you dress professionally in business attire at all times and for all clients, or do you tailor your outfit to the type of client you are meeting with. While I think professionalism and neatness are important, it seems that some lower income families are put off by me when I wear a suit, jewelry, and heels. I try to tone it down a bit for a more casual business look when meeting with them.

Have you found the same thing?

After the Sale Marketing

Friends of ours have a family owned realty business. Something they do after every sale is provide a nice but inexpensive house warming gift to all their customers. They pay special attention to personal details each customer tells them during the sales relationship. Gifts given are hand picked for each customer based on things they’ve told them. You would be surprised how many new sales this little gift can generate. They get more repeat buyers as well as referrals from customers they give these gifts.

Lunch Budget

Do the agents here have a specific budget for taking potential buyers out to lunch during a morning or afternoon of viewings?

I think it’s good to have a few restaurants in mind that are good, economical and conducive to discussing the homes on the viewing list for the day.
