For newbies and seasoned investors alike, HUD homes are a great way to buy foreclosures because they are done in an auction style format with a specific time frame. Many of you lose out on great deals because you have to work during the day or have other obligations that aren’t conducive to looking at real estate. HUD homes work out great because bids are due by midnight on the day that the website lists. This will enable you to go through at your own leisure so long as your bid is put in by midnight on the day that the auction ends.

HUD homes are listed as either daily-all purchaser or owner occupant or daily owner occupant.

Daily all purchaser means that the home is open to all bids from both owner occupants and investors. New owner occupant homes come out every Friday and are listed as owner occupant for 10 days. Every Monday owner occupant homes from 2 Fridays ago turn into daily all purchasers if they have not sold yet. This means that the bids are due Monday by midnight. Many times owner occupant homes that make it past their Tuesday bidding time will end up going all the way to daily all purchasers. If you’re an investor who can’t look at homes on Monday be sure to go out over the weekend to check out the listings from the 1st Friday. One other way that properties end up going from owner occupant to investor is if the deal falls apart during the owner occupant period. Every Friday the entire HUD list is updated with new owner occupant homes, new daily all purchaser homes and price reductions on existing inventory. Homes with bids that are being considered will have read letters that say to check back after 4:00 to see if HUD decided to take the bid. Bottom line is the days to check HUD homes are Mondays and Fridays.

Locating HUD homes. There are alot of websites out there that would have you pay to get updated HUD listings but there is no need to pay for them the listings are FREE. I have put together a HUD finding tool on my blog (see my signature), just enter your state in the box over my picture and you will be transfered to the HUD website for your state. Note California Residents must choose Northern or Southern California. You can also find info at the HUD.gov website, I tried to take the work out of it for you though.

Agents if you are at the HUD locator please take note, I need agents to send the zipcode leads to.

Hello everyone, I am new to the forum and would like some advice please. My husband and I are thinking about selling homes as a new business. We both have rehab experience, and would like to know if we are better off going toward HUD homes, or just buying fixer uppers. I know that HUD has higher standards and feel we might lose money trying to sell HUD homes verses straight rehab. Any advise would be great, thanks.

Tourism in India has assumed an unprecedented importance in recent years and therefore efforts have been made at the national and international levels to promote it through different media. In the year 1984, the total international tourist traffic approximated to 300 million, while the total world travel receipts amounted to 100 billion US dollars. The share of the developed countries accounted for about 87 percent, whereas that of developing countries was only about 13 percent from the 300 million world travelers.

Remarkably, the governments of the developing countries began devoting more attention to the promotion of tourism through an integrated approach. In these countries, tourism has come to be recognized as one of the most vital industries. Dudley, a famous researcher, regards tourism as “the most important industry in the world”. To quote Vladimir Ankudinov, Head of the Foreign Affairs Board of Russia, “Electronics, plastic, computer and many other new industries are expanding at a much faster rate of growth than the old classical industries. But there is one industry for which the rate of growth can well compete with any of the new comers. That industry is tourism”.

It may be noted that the foreign tourist traffic in India during the period 1951-1984 rose from a modest figure of 16,839 to a staggering 12,10,752 in 1984, while the foreign exchange earnings increased from 56.50 crores to Rs.1200 crores during the decade from 1973-74 to 1983-84. It is projected to increase to Rs.1800 crores in 1987-88. The earnings from tourism have already crossed more than 10,000 crore rupees in this decade. It would be pertinent, therefore, to evaluate the importance of tourism in its various dimensions.

In designed for particular age groups and also packed with a diversity of options helped to attract more high profile tourists and it resulted in a phenomenal increase in earnings from package tourism. From obscure beginnings, the private sector has totally revolutionized the travel and tourism trade in the state. Hotels and resorts offer significant discounts during the off season to attract the domestic travelers.

Staging Your Land

The latest fade in home sales is “staging your home”. This is a fancy way of saying “getting it ready to sell”. It consists of getting rid of all the junk and doing a little decorating to make it look appealing. There are a lot of classes being taught right now, showing Real Estate agents how to make a house seem larger and more marketable by painting an accent wall a certain color or by the strategic placement of an ottoman. I don’t know a whole lot about this stuff. It is all alchemy to me, but it must work because everyone is doing it.
What I do know about is staging your land for sale. What I mean by this is doing a few things that can make it sell faster and for a higher price. If you would like to read more visit my web site at http://www.Thurstoncountylandsales.com. Thanks Jay Kobza

What might help is if you buy traffic for your blog/website it doesnt matter if they are robots or humans then put a counter on your website so it will count every new person on your website. Then it will make your website/blog look popular. My friend has done and it worked for him give it a try it might cost 10-20$ though

Hi everyone!
I’m brand new here and have a few questions. My family would like to buy a new home soon. The only problem is that we’ve been struggling with trying to get our credit score back up from getting behind on some bills back in the Fall when my husband had surgery and was off work for 4 months. We are definitely going to be moving and possibly selling our current home before this Winter. So, we may have to rent for about a year before we can buy a home. I was just wondering if we had a whole year of renting, paid on time, everytime, will it help raise our credit score so that we might be better able to buy a home in the next year?
